  • Listening. I want to know precisely what you are seeking. I will listen carefully as your describe your basic needs as well as your hopes and dreams for a home.
  • Finding the best property. I will select listings best suited for you and will not waste your valuable time. Since it is often unlikely to find one home with everything you're looking for, I will sometimes include properties with several features you find important and others you have not yet considered.
     
  • Assisting with financing. I will review all applicable financing options with you. I will compute, or have a loan officer compute, the maximum amount of financing available to you at today’s rates and terms. This will help you decide the price range of properties from which you will select. I will also help you determine in advance all costs for which you will be responsible at closing.
     
  • Providing quick and full market coverage. I will continually check new inventory and alert you to properties I think you might find appealing. I am also able to show you virtually any property you see advertised, whether listed with my company or any other.

The Buyer's Advantage...

Some buyers set themselves up to be in the strongest negotiating position possible when it comes to making an offer on the home they want. Here are the steps you can take to put yourself in this category!

  • Obtain financial pre-approval upfront. Sellers will prefer you over other buyers whose financial qualifications are uncertain.
     
  • Look only when you are ready to buy. If you have a home to sell, or need a long time to close on a home for other reasons, many sellers will not even consider your offer.
     
  • Distinguish between easily corrected deficiencies and major structural problems. Often the very best buys are homes passed over due to ugly carpet or wall colors, or need for simple improvements which can be done at modest cost.
  • Remember — the best houses always sell first. I will call you right away on any new listing which meets your needs. The very best houses usually sell this way, before they are ever advertised or held for an Open House. 
     
  • Be ready to schedule your viewings during business hours and weekdays. This is when we first hear of new listings. Buyers who plan their house hunt for weekends and evenings only will miss out on these “hot” listings which will sell before those times. Furthermore, most sellers prefer not to interrupt their family time for showings unless absolutely necessary.
     
  • Don’t under-spend. Of course, don’t overspend. But don’t make the opposite mistake either. If you buy less than you really want or need, it will cost you a lot more to “buy up” again in a few years.
  • Bring measurements of important furniture pieces when looking at homes. If it has to fit, find out on the first visit.
     
  • All buyers on all showings. If your spouse only comes to see the house you like best, he or she may not appreciate it, not having seen all the “disasters” you have already ruled out. This applies to Mom, Dad, or anyone you feel needs to approve your choice.
     
  • Obtain all pertinent information on properties of interest to you. I will obtain complete written descriptions of any property you wish to pursue further. I will ensure that all proper disclosures are made to you by the seller and brokers involved.
  • Present an Informed Offer. I will perform a comparative market analysis on the home you wish to buy, so that you can choose your offer price based on a clear understanding of its value and today’s market.
     
  • Prepare a Complete Purchase and Sale Agreement. I will help you tailor our standard Purchase and Sale Agreement to express the precise terms upon which you would complete the purchase. I will suggest terms which will strengthen your offer and enhance its chances of being accepted. I will review with you special clauses which may be needed to protect your interests in the transaction.
     
  • Negotiate the Sale. I will work with you to develop a negotiating strategy, and use whatever information we obtain during negotiations to your best advantage.
  • Assisting with every step of the transaction. When you and the Seller have fully negotiated all terms, I will closely monitor and trouble-shoot all remaining phases in the transaction, including mortgage financing, appraisal, necessary inspections, and preparation for the closing.
     
  • Follow-up. I do not consider my job done until you have taken title to your new home - and not even then. I want you to know that I remain available if you have further questions or needs, and I will keep in touch to make sure that you feel comfortable contacting me if need be.
